Project Overview

The Compass Meridian Campus is a planned hyperscale data center development in the Industrial Park in Meridian, Lauderdale County, in east Mississippi. Compass Datacenters will build eight data centers over eight years. Compass confirms that each building will cover about 250,000 sq ft and provide 40 MW of IT capacity.

Compass puts the campus value at USD 10 billion at full fit-out, counted when buildings are occupied and including tenants' IT equipment, so the figure is not Compass's own capital expenditure.

Mississippi Power expects to supply about 500 MW, and its CEO said the campus will be the utility's largest customer in the state. The Mississippi Development Authority will certify Compass as a data center operator, granting Compass 10-year exemptions from state income and franchise taxes.

The first announced tenant is Corderill LLC, which will lease space on the campus and invest at least USD 100 million in equipment. No hyperscale customer has been named.

Project Background

Mississippi began preparing industrial sites for data centers in 2017 and spent about seven years on its Site Development Grant Program. The Meridian site was in an industrial park bought in the late 1990s and later served with water, sewer, gas, and a fiber trunk line.

Amazon Web Services announced two Madison County complexes north of Jackson in January 2024, the largest capital investment in state history at that point. Talks with Compass began in early 2024. The Legislature later provided a USD 4 million site grant for Lauderdale County.

Governor Tate Reeves announced the Compass campus on 9 January 2025. The Mississippi Development Authority, East Mississippi Business Development Corporation, and Mississippi Power took part in the announcement.

On 22 April 2026, the Mississippi Development Authority announced Corderill LLC as a tenant and approved it for the state's Data Center Incentive based on at least USD 100 million in equipment and at least 20 new jobs.

Compass Meridian Campus Cost Details

The Compass Meridian Campus in Meridian, Mississippi, is a roughly USD 10 billion hyperscale data-center development by Compass Datacenters. This total represents the projected full-build-out investment, including customers’ IT equipment, not solely Compass’s construction spending.

Project Scope

The following is the project scope of the Compass Meridian Campus:

  • Supports MEI Technology: Compass is also supporting a local Mechanical, Electrical, and Information Technology (MEI) data-center workforce-training pathway with Meridian Community College, aimed at preparing workers for campus-related careers.

  • Tenant Equipment & Operations: The scope includes space and infrastructure for tenants to install their own data-center equipment.

  • Hyperscale and AI-ready design: The campus is intended to support hyperscale computing, cloud services, and high-performance or AI-related workloads, requiring substantial power, cooling, and network capacity.

  • Cooling and mechanical systems: Each building will require large-scale cooling, mechanical, and electrical systems to manage the heat generated by high-density IT equipment and maintain reliable operating conditions.

Benefits

The following are the benefits of the project:

  • Largest Technology Investment: The campus is expected to bring an estimated USD 10 billion investment to Meridian and Lauderdale County, including future tenant equipment. It marks one of Mississippi’s largest technology-infrastructure investments.

  • Employment Opportunities: The project will create direct jobs during construction and operations. The first confirmed tenant, Corderill LLC, alone is expected to create at least 20 jobs, while the wider campus will support additional construction, technical, and service employment.

  • Boost Technology Sector: The project helps position Meridian and Mississippi as a location for hyperscale data centers, cloud computing, and AI-related infrastructure. It may attract further technology companies and suppliers to the region.

  • High-capacity Digital Infrastructure: Once complete, the campus is planned to provide 320 MW of data-center capacity. This adds significant capacity for cloud services, enterprise computing, and high-performance or AI workloads.

  • Phased and Scalable Development: The eight-building design allows capacity to be added progressively over eight years. This reduces upfront risk and enables the campus to expand as tenant demand grows.

Conclusion

The Compass Meridian Campus is a major hyperscale data-center development in Meridian, Mississippi, planned as eight buildings with a combined capacity of approximately 320 MW.

With an estimated USD 10 billion investment, it is one of the largest digital-infrastructure projects in the southeastern United States.

The data center facility is expected to deliver significant economic benefits through capital investment, job creation, workforce development, and local business activity.

Furthermore, the development will strengthen Mississippi’s position in cloud, AI, and hyperscale data-center infrastructure and serve as a long-term economic anchor for Meridian and Lauderdale County.
