Project Overview
STACK Infrastructure plans a phased data center campus on the Southern Virginia Megasite. It's the largest industrial site in Virginia, which Danville and Pittsylvania County have prepared with more than USD 217 million in public and private funds since 2008. The project first became public in March 2026 through a land sale to a STACK affiliate.
The project, also referred to as “Project Crossroads”, is expected to represent up to USD 100 billion in capital investment over roughly three decades and create up to 2,500 permanent jobs.
STACK has agreed to acquire nearly 3,000 acres of the 3,528-acre megasite for about USD 737.8 million. An application filed in October 2026 describes up to 21 data center buildings built over about 15 years across 1,733 acres, with up to 3,000 MW of demand. It will be mostly generated on-site by two natural gas power plants on 205 acres.
Berry Hill Data Center Location
The Berry Hill Data Center is located at the Southern Virginia Megasite at Berry Hill in Pittsylvania County, Virginia. The campus is planned along U.S. Route 311, with the development area generally identified around the intersection of Oak Hill Road and Berry Hill Road, off Berry Hill Road.
The location is roughly 45 miles north of Greensboro, North Carolina, and is valued for its available land, access to water and gas, and road and rail transportation connections.

Project Background
The Southern Virginia Megasite at Berry Hill was bought jointly by Danville and Pittsylvania County in 2008. Microporous, a lithium-ion battery separator maker, announced a project of about 200 acres there in 2024. An earlier data center proposal by Balico (USD 8.85 billion on 2,233 acres, up to 84 buildings and a 3,500 MW gas plant) at a different site drew local opposition and was withdrawn in April 2025.
In January 2026, the county approved a heavy-industry zoning district for the megasite. In March 2026, Regional Industrial Facility Authority (RIFA) unanimously approved the sale of up to 2,990 acres to STACK affiliate SAC III Acquisition at USD 238,000 per acre, with the deal contingent on 299 MW of Appalachian Power capacity by the end of 2028.
On 18 May 2026, RIFA unanimously approved a local performance agreement with a USD 73.5 billion minimum and 2,050 jobs. The state budget finalised in late June preserved the data center sales tax exemption with new thresholds, and on 21 July the Pittsylvania County Board of Supervisors passed a resolution supporting the project. A joint permit application followed in October.

Berry Hill Data Center Project: Current Status
The Berry Hill Data Center Project is currently under pre-construction, with local approvals in place and state and federal permits pending. The Danville-Pittsylvania RIFA approved the land sale in March 2026 and a performance agreement on 18 May 2026.
The county board passed a resolution of support on 21 July 2026. STACK and its consultant filed a joint permit application with the Virginia DEQ and the US Army Corps of Engineers in October 2026. Permit decision targeted for March 2027. First building potentially operational around 2028.

Berry Hill Data Center Project: Cost Details
The official project cost for the Berry Hill Data Center is up to USD 100 billion over 20 years, according to the local performance agreement approved by the Danville-Pittsylvania Regional Industrial Facility Authority in May 2026.
Project Scope
The following is the project scope of Project Crossroads:
Data center buildings: The scope includes 21 data center buildings, designed to support high-density artificial intelligence and cloud computing workloads.
On-site energy generation: It comprises two dedicated on-site natural gas generation campuses, covering about 205 acres to provide reliable power and reduce dependence on the public grid.
Water and cooling systems: The project anticipates peak water demand of up to 7 million gallons per day and will include cooling infrastructure for the data center facilities.
Road and utility access: The site is positioned along U.S. Route 311 near Oak Hill Road, providing access for construction traffic, equipment delivery, and future utility connections.
Grid and backup power: In addition to on-site natural gas facilities, the project includes grid-connected electrical infrastructure and a planned 150-megawatt substation to support reliable operations.

Benefits
The following are the benefits of the project:
Employment and economic impact: The project is expected to create at least 2,050 permanent jobs within 20 years, with longer-term plans for up to 2,500 full-time positions and average annual wages up to USD 80,000.
Major capital investment: The project is expected to bring up to USD 100 billion in investment to Pittsylvania County over roughly 20 years, making it one of the largest economic-development projects in Southside Virginia.
Local tax revenue: Pittsylvania County and Danville are projected to collect USD 2.5 billion to USD 3.3 billion in revenue over 20 years, strengthening funding for public services and infrastructure.
Improved regional infrastructure: The project is expected to drive investment in power, water, roads, and utility capacity, which can benefit future industrial and commercial development in the area.
Water-efficient cooling: The planned closed-loop cooling system is designed to use less water than many comparable facilities, and local studies indicate sufficient water capacity for the project.
Conclusion
The Berry Hill Data Center Project is a major long-term investment in Pittsylvania County. Developed by STACK Infrastructure, the project is planned as a phased AI-focused campus with 21 data center buildings, on-site power infrastructure, and large-scale digital capacity.
With an investment of up to USD 100 billion, the creation of 2,500 permanent jobs, and projected local revenue, it is one of the most significant development initiatives in Southside Virginia.
Furthermore, if the phased development proceeds responsibly, the Berry Hill Data Center could position Pittsylvania County as a major hub for AI and digital infrastructure while delivering lasting employment, revenue, and infrastructure advantages to the region.
