Top 8 Upcoming Data Centers in Virginia 2025 (ranked by capacity)

EdgeCore Louisa County Campus

The EdgeCore Louisa County Campus is being developed by EdgeCore Digital Infrastructure at Louisa County, Virginia. They have acquired a land of 3.9 million square feet for a data center space planned for USD 42 million.

The data center is planned with a capacity of 1.1 GW on full build-out and is planned to use a closed-loop air-cooled system, and the power supply is provided by Rappahannock Electric Cooperative. It is a multiphase project, and further details are yet to be disclosed. The project was announced in June 2025 and is currently in the announced stage.

STC (Stafford Technology Campus)

The Stafford Technology Campus is being developed under STACK in Northern Virginia. The campus will be spread across 500 acres and is divided into four sub-campuses, which will comprise six 300 MW substations supplied by Dominion Energy. The land was previously owned by the real estate firm Peterson Companies. This company acquired all the zoning, site permits for the land, making it a "shovel-ready site" for a hyperscale data center. 

In January 2025, STACK Infrastructure purchased the land from Peterson Companies for USD 302.3 million. The construction of the project is expected to begin by the end of 2025, with the first phase expected to go live by 2027. The project is in planning stages.

CleanArc Data Center's VA1 Campus

VA1 Data Center campus is a hyperscale campus planned by CleanArc Data Center. This project was initially planned with a capacity of 600 MW. On 7th October 2025, the company announced its plans to add an additional 300 MW critical power capacity, increasing the total project capacity to 900 MW. 

The project's 300 MW capacity is expected to come online in 1Q 2027, and the second 300 MW is being projected for 2030. Recently, CleanArc Data Centers acquired 87.5 acres of land for this data center campus in Virginia. The third phase of 300 MW is expected to be delivered between 2033-2035. The groundbreaking for the VA 1 project is scheduled in Q4 2025.

STACK Infrastructure's Ashburn data center

STACK Infrastructure is building a 144 MW hyperscale facility in Loudoun County. The project will be located in Greater Ashburn, Loudoun County, Virginia. The data center will comprise two data center buildings with 72 MW capacity each, totalling 144 MW IT load.

The project will be spread across a total area of 1.31 million square feet, and the data center will equip advanced closed-loop water cooling designed for AI, ML, and cloud workloads. The Ashburn hyperscale data center will be powered by 100% renewable energy from an on-site substation. The project was announced in February 2025, and the construction is expected to begin in 2026.

STACK Infrastructure's Leesburg Data Center (NVA-06)

The Leesburg data center is a 72 MW data center that is being developed by STACK Infrastructure at Leesburg, Loudoun County, Virginia. This project, also known as NVA-06, will be spread across 52 acres and will be built in two phases. The data center design comprises two buildings; the first building, with a capacity of 48 MW, will be built in phase 1, and the second building, with a capacity of 24 MW, will be built in phase 2. Both the building capacities total to a 72 MW IT load.

The data center project will be equipped with an AI-ready cooling system, too. The project was announced back in January 2024. The Leesburg campus's first phase will be situated on 32 acres and was expected to begin in 2Q 2025, followed by a 24 MW building that will soon commence after phase 1. Currently, the project is under construction. The power supply will be supplied from Northern Virginia Electric Cooperative (NOVEC).

Corscale Gainesville Crossing Data Center Facility

The Corscale Gainesville Crossing Data Center Facility is a 54 MW data center in Northern Virginia. The project is spread across 130 acres and is a part of the five-building campus, which totals 325 MW. This 54 MW data center building is the third building on the campus, which is a two-storey building. 

The first building is planned with a capacity of 72 MW and is fully leased, with completion nearing, and is expected to be operational soon. Likewise, the second building is also planned with 72 MW, which topped out in November 2024, and construction is underway. The project broke ground in February 2025 and achieved topping out by July 2025. The project is currently under construction. 

Google Chesterfield Data Center

The Google Chesterfield Campus is a data center project in Chesterfield County. The company plans to construct this data center as a multiphase data center campus as a part of its USD 9 billion investment across Virginia through 2026. Google already broke ground on the 300+ Bermuda Hundred site land for the data center campus.

Recently, Google purchased two other sites in Chesterfield, which include the 880-acre property at Upper Magnolia Green and a 350-acre section of Watkins Centre South adjacent to Route 288.

The construction of the data center is expected to begin by the end of 2025 and is expected to take 18 -24 months for completion; however, the capacity of the data center is yet to be disclosed by the company. Once the Chesterfield data center is operational, it will join the  Loudoun County and Prince William County facilities as part of Google’s global network of data centers.

Google / Botetourt County Data Center Campus

The Google's Botetourt County Data Center Campus was announced on 24th June 2025. The company has already purchased a 312-acre in Botetourt Center at Greenfield, with an investment of USD 14 million. Both Google and Botetourt County agreed to a 20-year performance agreement for taxation of server equipment. Under this agreement, Google will bear all the costs of bringing the utility infrastructure, such as water, power, and all, to the site.  Currently, the total project cost and capacity are not disclosed. The project is currently in the announced stage.
