(La Osa Project) Vermaland Data Center Park
The Vermaland Data Center Park (La Osa Project) would be located in Pinal County. Spread across a 3,300-acre site south of Eloy, a city between Phoenix and Tucson, this data center will have a capacity of up to 3 GW.
The project was announced in September 2025 with an investment of USD 33 billion and is being developed by Vermaland LLC. Once operational, it will be one of the largest data center projects in the US. This data center complex will include solar, natural gas, and battery storage systems to enhance sustainability.
Tract's Buckeye Technology Park

The Buckeye Technology Park will be developed by Tract at Buckeye, Arizona, and is one of the single largest-scale data center projects. Spanning 2,069 acres, the data center is planned with a capacity of 1.8 GW.
The Tract's Buckeye Technology Park will be one of the largest data center parks in the United States, anticipating up to 20 million square feet of data center space across 40 individual data centers at full build-out. The full buildout is anticipated to take up to 15 years, with the project currently in the planning stage.
EdgeCore Hyperscale Campus
The EdgeCore hyperscale campus is located at the Elliot Road Technology Corridor, Mesa, Arizona. EdgeCore Digital Infrastructure, the developer of this project, announced expansion on 21st May 2025, bringing the total capacity to 450 MW. The project, spread across 43.87 acres, has its first 206 MW operational capacity, with the next 250 MW+ project under construction.
Salt River Project (SRP) is the utility provider. Currently, the expansion is under construction and is expected to be completed in 2025 and 2026.
Google Redhawk Mesa Data Center
The Redhawk Mesa Data Center is a data center developed by Google in Mesa, Arizona, at the intersection of Elliot and Sossaman roads. The data center is built in multiple phases, with Phase 1 operational since July 2025. With a 288,530 sq ft data hall, it is completed and operational, supporting Google's core cloud and AI services. Phase 2 will feature 280,000 sq ft spanning 185 acres near the northwest corner of Sossaman and Elliot roads, and power 400 MW that will come from solar and wind farms in the state. Phase 2 is expected to be completed by 2027.
The phase three design is currently under review. Phase three involves the construction of a nearly 283,500 sq. ft data center building along with supporting infrastructure, including mechanical yards, electrical yards, and a medium-voltage substation.
The Redhawk Mesa Data Center is built on land owned by Stone Applications LLC, a Delaware-based entity. Google signed a 25-year Government Property Lease Excise Tax (GPLET) agreement with the City of Mesa in 2019 to assist in purchasing and developing the 187+ acre site for the data center campus, committing to construction and investment of the data center. HDR Engineering Inc. is responsible for design and engineering, while DLR Group is involved in office building development.
The construction of the electrical infrastructure, including Sidewinder switchyard and transmission lines, has been completed, with work on substation equipment still ongoing. The electrical infrastructure, including a 230 kV switchyard called Sidewinder, is developed by SRP.
NTT Mesa Campus Expansion
NTT currently operates a 102-acre campus in Mesa with a total capacity of 240 MW. Recently, it acquired 174 acres in Mesa to develop a new multi-data center campus, increasing the total data center capacity to 324 MW.
This expansion will include seven data halls. With both campuses, the total planned capacity in the Phoenix area will be under 600 MW. The first data center in the new Mesa campus is scheduled to open in November 2028 with an initial capacity of 36 MW. The Mesa Campus expansion is a part of NTT’s USD 10 billion global expansion plan.
Aligned Data Centers PHX‑13 – Glendale Campus
The Aligned data centers broke ground for the Glendale campus on 15th April 2025. This data center campus is being developed by Aligned Data Centers, spans 100 acres, and is located in PHX-13.
This site serves as one of the 4 planned facilities on the Glendale campus with a capacity of 72 MW. The data center energy needs will be supported by a new 230 kV transmission line from Arizona Public Service (APS).
PHX-13 will use Aligned’s Delta³ air cooling arrays that will capture and remove heat at the source. Additionally, it will use its closed-loop cooling system for recycling water to reduce water consumption on site.
Iron Mountain AZP 3 Data Center
Iron Mountain has three data centers in the Phoenix data center campus, which include AZP-1, AZP-2, and AZP-3 across 39-acre campuses. AZP-1 and AZP-2 offer power and interconnection solutions tailored for enterprises, service providers, and hyperscale clouds such as Microsoft Azure and Google Cloud. AZP-3 is currently in development and is yet to receive BREEAM design certification.
Both AZP-1 and AZP-2 together have a total IT capacity of 89 MW, while AZP-3 is under development and will feature 36 MW capacity. AZP 3 is being built by Weitz Company, which is the sixth-oldest construction firm in the United States. Located at East Roosevelt Street, Phoenix, AZP-3 is a 2-story facility spread across 10.2 acres in Phoenix, Arizona.
The data center will feature precast insulated concrete walls, curtain wall glazing, and composite insulated metal panels, 4 specialized halls, and interior electrical support rooms and mechanical chillers positioned on a roof platform with full-height painted metal screening. For a continued power supply, the 36 MW data center will be supported by 21 emergency generators. The project is expected to be completed by May 2026.
