Contracted IT Capacity | 704 MW: two 15-year leases of 352 MW each with one high-investment-grade tenant |
Site Size | 525 acres |
Capital Investment | About USD 8.5 billion per phase and about USD 17 billion for the first two phases |
Project Overview
Beacon Point is Hut 8's second large AI data center campus and is planned as a 1 GW, multi-phase, multi-tenant development on 525 acres near Robstown. Hut 8, which previously mined Bitcoin, says all interconnection and site approvals for 1,000 MW of utility capacity are secured, and that it pre-funded the infrastructure needed to serve its load.
Both leases are with the same high-investment-grade tenant, which now has 704 MW of contracted IT capacity at the campus. Hut 8 describes the campus as fully commercialized. Its Texas portfolio totals about 1.5 GW of utility capacity, including behind-the-meter projects at King Mountain and Vega.
The campus is purpose-built for high-density artificial intelligence workloads, including AI model training, inference, and high-performance computing. Its first phase is planned as a 352 MW “AI factory” designed around NVIDIA’s DSX reference architecture for gigawatt-scale AI infrastructure.
Hut 8 is using a “power-first,” greenfield development model: securing land and grid capacity first, then commercializing capacity with long-term tenants before phased construction and delivery.
Beacon Point AI Data Center Location
Beacon Point is Hut 8’s AI data center campus located in Nueces County, Texas, near Corpus Christi and Robstown. The construction site is at 4650 FM 1694 (also referred to as Callicoatte Road), between Robstown and Calallen, east of Robstown and between I-69E and I-37.

Project Background
Hut 8 began as a Bitcoin miner and moved into AI data centers, signing its first campus at River Bend, Louisiana, which funded 245 MW of turnkey data center capacity through USD 3.25 billion of notes priced at 6.192% maturing in 2042. Beacon Point is its second campus, and the notes are non-recourse to the parent.
The Corpus Christi Regional Economic Development Corporation announced the project on 6 May 2026 together with Hut 8's first lease. The second lease on 20 July brought total contracted IT capacity across Hut 8's AI data center portfolio to 949 MW, supported by 1,330 MW of utility capacity, with USD 26.6 billion of aggregate base-term contract value.
Beacon Point AI Data Center Status
Currently, Beacon Point AI Data Center is under construction & fully commercialized. Hut 8 signed a 352 MW IT lease for phase one on 6 May 2026 and a second 352 MW lease on 20 July 2026, both 15-year triple-net leases with the same unnamed tenant.
It closed USD 4.25 billion of investment-grade non-recourse notes on 9 June 2026. Hut 8 reports that Phase 1 construction and the campus substation are underway, with initial energization targeted for Q1 2027 and initial Phase 1 data hall delivery targeted for Q3 2027. Phase 2 data hall delivery is expected by Q2 2028.

Project Scope
The following is the project scope of the Beacon Point AI Data Center:
Power infrastructure: The project includes construction of an on-site substation and associated electrical infrastructure. Beacon Point has secured approvals for 1,000 MW of total utility capacity, allocated approximately 500 MW to Phase 1 and approximately 500 MW to Phase 2.
AI-ready design: The facility is designed for AI and high-performance computing workloads. Hut 8 has stated that Phase 1 is based on NVIDIA’s DSX reference architecture for gigawatt-scale AI factories.
Lease and commercial model: The project uses a long-term, triple-net, take-or-pay lease structure, under which the tenant commits to payments regardless of facility utilization.
Construction scope: Hut 8’s scope includes site development, data hall construction, campus substation construction, procurement of long-lead equipment, and delivery of a turnkey data center facility.
Cooling infrastructure: The project includes a closed-loop cooling system for the data halls. Hut 8 has stated that the cooling water will be sourced from outside Nueces County and delivered by truck, reducing direct water withdrawals from the local area.

Benefits
The following are the benefits of the projects:
Large-scale AI infrastructure for Texas: Beacon Point will provide up to 1,000 MW of utility capacity and 704 MW of contracted AI data center capacity across two phases. Hut 8 states that the campus is designed to support next-generation, energy-intensive technologies, including AI workloads.
Job opportunities: The project is expected to support approximately 1,900 temporary construction jobs (945 per phase) and about 230 permanent operations roles (115 per phase).
Large-Scale Investment: The first two phases represent a combined capital investment of approximately USD 17 billion (USD 8.5B per phase) in data center and compute infrastructure for Nueces County, Texas
Proactive management of water, grid reliability, and community concerns: Beacon Point is designed to address the project’s main external risks, such as water use, grid reliability, and community impact, through a closed-loop cooling system using water sourced from outside Nueces County and battery-supported grid integration
Conclusion
Beacon Point has moved decisively from a development-stage concept to one of Texas’s most significant AI infrastructure projects. Construction is now underway on the 525-acre site near Robstown and Calallen, with site preparation progressing. Initial energization is targeted for the first quarter of 2027, while the first Phase 2 data hall is expected in the second quarter of 2028.
The campus is designed around NVIDIA’s DSX reference architecture to support large-scale AI training and inference workloads, positioning it as a major hub for a hyperscale data center. Overall, Beacon Point’s status reflects both strong commercial momentum and emerging local scrutiny. It is expected to generate roughly 1,900 construction jobs and about 230 permanent roles, while local officials see potential tax and economic benefits.
