Project Bunkhouse
The Project Bunkhouse is a 876-acre planned data center on Taff Road in Stilesboro, Bartow County. The data center will be constructed in an 8.6 million square foot facility that will be on the Gaines farm owned by Gaines Family Land LLC. This land is currently a cattle land, and Taurus DC SPE LLC a subsidiary of Taurus Investment Holdings is developing this project, has requested rezoning of the land. Once completed, the data center will be managed by Digital Realty.
The Project Bunkhouse was first announced on 31st March 2025, as a 12-building data center in Bartow County. The initial investment for the project is estimated at USD 19 billion. The engineering and planning firm for the data center is Kimley-Horn.
The project Bunkhouse is estimated to have a power capacity of 1,830 MW, which would require three on-site substations. The rezoning for the project was recommended by the Bartow County Planning Commission in Georgia in June 2025. The project is currently in the planning stage.
Project Sail

Project Sail is a 900 MW data center campus planned with an investment of USD 17 billion. The project was initially planned and announced by Atlas Development LLC in January 2025. Later, in May 2025, Prologis agreed to buy the Project Sail site in Coweta County from Atlas Development LLC.
The data center was initially planned with 13 data halls on a site spread across 378,000 square feet, giving an overall 4.9 million square feet footprint. Later, when Prologis took over the project, the total building footprint area was reduced by nearly half, that is, from 13 data halls to 9 data halls, bringing the total floor area to 4.34 million square feet.
Project Sail is expected to use 6 million gallons of water per day, which will be supplied from the Chattahoochee River (not a reservoir), and the volume of water is already permitted and planned by the water authority. The data center facility is a part of Georgia Power's approved state-wide energy plan. It will be equipped with a closed-loop air-cooled system that does not use evaporative cooling.
Currently, the project is in the Rezoning phase under review by the Coweta Board of Commissioners. Environmental assessment and infrastructure approvals are yet to be received before construction can begin.
DC BLOX Atlanta East
DC BLOX is developing a state-of-the-art data center campus in Conyers, Georgia, which is approximately 24 miles east of downtown Atlanta. Also known as Atlanta East, it is a 216 MW data center campus spanning 750,000 square feet of space.
The company acquired 72 acres of land for the data center campus back in December 2023, and officially broke ground with site preparation underway in September 2024. The Atlanta East construction will include a 30 MW and an 80 MW building, with the possibility of future expansion. It will include 10 MW power blocks built in 26,000 square feet data halls supporting 384w/SF.
The campus will be equipped with high-efficiency magnetic bearing air-cooled chillers with thermal storage, interior vertical fan coil units flanking data halls, supported by N+2 redundancy on chillers and N+5 on vertical fan coolers. The facility will have an annualized PUE of 1.3 at full load.
The facility will be developed with DC BLOX’s design and construction partners: Evans General Contractors, DLB Associates, Corgan, Thomas & Hutton, and Bennett & Pless.
The campus will have a 144 MW critical load and up to 216 MW of total load for the campus. Atlanta East is currently under construction with the first phase of the project,160,000 square feet of space expected for delivery in Q4 2025.
T5 Atlanta IV Data Center Campus
T5 Data Centers is developing the T5 Atlanta IV data center campus that will support up to 200 MW of critical IT load capacity. The company finalized the land acquisition on 28th August 2024 in South Fulton County, Georgia.
The data center campus will be located on a 91-acre site and will feature three state-of-the-art data center buildings totalling approximately 1.32 million sq ft of space. It is part of the T5 Hyperscale Data Center Campus in Georgia.
T5 Atlanta IV campus will include an on-site electrical substation to ensure reliable power delivery, with utility service expected to become operational in 2026. Phase 1 of the project is scheduled for delivery by 2027.
T5 Atlanta IV is being engineered to accommodate high-density and liquid-cooled deployments, with N+1 or 2N power redundancy options to meet hyperscale and enterprise requirements. Currently, the project is in the planning stage.

DC BLOX Atlanta West
DC BLOX Atlanta West is a 120 MW data center that is being planned by DC BLOX. On 11th August 2025, DC BLOX announced it had closed USD 1.15 billion in green loan financing for the construction of a data center campus in Douglas County, Georgia.
It is located across 100 acres in Lithia Springs, Georgia, and will be powered with 80 MW concurrently with power line-ups with a high-density design to support high-performance computing. Greystone Power Cooperative is the utility provider for the data center campus.
Atlanta West will have 120 MW capacity and will include campus expansion of an additional 80 MW, which will be available as of 2027. Earlier, the company secured a USD 265 million green loan from industry lenders (undisclosed) along with growth equity committed by Post Road Group in Q4 of 2024.
The campus has also received incentives from the Development Authority of Rockdale County through its agent, Conyers Rockdale Economic Development Council (CREDC). The data center campus will be developed by DC BLOX’s design and construction partners: Evans General Contractors, DLB Associates, Corgan, Thomas & Hutton, and Bennett & Pless.
Microsoft Palmetto Data Center
The Microsoft Palmetto Data Center is being developed by Microsoft. It is being constructed in the city of Palmetto, Fulton County, Georgia (Greater Atlanta area). Microsoft purchased 20 acres of land with an investment of USD 6 million to build this data center on 29th February 2024. Back in 2021, Microsoft announced the Palmetto data center, also known as the East US 3 region expansion project. This USD 420 million project received approval back in 2020.
The data center can span up to 116 acres, with construction expected to be completed by 2028. It broke ground on 4th July 2024 and is currently under construction. Turner Construction Company is the general contractor of the project, with Microsoft as the lead developer and operator of the project.
Microsoft Douglasville Data Center Campus
As a part of the Microsoft East US 3 Azure region, the Microsoft Douglasville Data Center Campus is currently under construction. Developed by Microsoft in Douglasville, Georgia (Douglas County) region, the phase I construction began back in 2024 and is expected to be completed by 2026.
The campus will feature nearly 1 million sq ft of space across multiple buildings that will support the company's cloud infrastructure expansion in Georgia. The project would include a total of four 245,000 square foot (22,760 sqm) ‘technology facilities’ on a 160-acre parcel located at 1601 North River Road. The project is currently under construction, and the capacity is not disclosed yet.
