According to Alberta Premier Danielle Smith, Alberta has 200 trillion cubic feet of natural gas reserves. Wonder Valley will be developed on top of it and will receive gas for its electrical power. It is expected that Wonder Valley would be able to consume up to 12% of Alberta’s Natural Gas Supply.

The Wonder Valley Data Center Project, led by Kevin O’Leary, is marked as the World’s Largest AI Data Center Industrial Park. It influences Alberta’s abundant natural‑gas reserves and cold climate to build an off‑grid, power‑intensive platform for hyperscale computing and AI workloads.
The project was officially announced on 9 December 2024 in Greenview by O’Leary and municipal district leaders, following O’Leary’s firm's signing of a Letter of Intent (LOI).
It was signed with Greenview Industrial Gateway (GIG) for the purchase and development of thousands of acres of land within the GIG and to the south of it.
In February 2026, O’Leary announced its expansion plan of a second “Wonder Valley”‑brand campus in Box Elder County, Utah, in the Golden Spike District, aiming for up to 7.5 GW of capacity and positioning it as a complementary hub to the Alberta site.
Initially, construction was expected to start in 2026, with Phase 1 operations beginning by 2027. By 2025, delays emerge, no finalized land purchase, no new provincial permits applied for, and no formal Indigenous consultations.
Wonder Valley Data Center Project Developer
O’Leary Ventures, the Miami-based company, leads the development process. It is a joint venture team led by Paul Palandjian, CEO of O’Leary Ventures, and Carl Agren, CEO of HPC and AI Data Centers. The venture is led by Kevin O’Leary (also known as Mr. Wonderful from Shark Tank). Furthermore, it is a mega investor for the project.

Wonder Valley Data Center Project Alberta Phase I
The Wonder Valley Data Center project, located in Alberta, is to be developed in multiple phases. Phase I of the project focuses on developing a foundational infrastructure to encourage this world’s largest AI Data Center Park upon completion.

It leverages access to major interstate natural gas infrastructure for reliable, scalable energy to support AI and cloud computing demands.
It is developed by the joint venture firm between O’Leary and West GenCo LLC. West GenCo LLC is responsible for looking at the permitting and state-level regulatory coordination for the project.
With its proximity to aerospace, defense, and advanced manufacturing ecosystems, Wonder Valley, Utah, benefits from major interstate natural gas infrastructure. Designed to support enterprise and mission-critical computing environments, the facility boasts secure, high-performance computing capabilities.
O’Leary Digital has approximately 26,000 acres under development near Utah and Alberta. With an initial plan to generate 15 GW of power, each Wonder Valley campus is planned to generate 7.5 GW.

As of March 2026, Wonder Valley Data Center Campus is in the pre-construction and permitting stage, facing notable delays. The project is nearly a year behind its initial schedule. Instead of 2026, the construction for the project is now expected to start in late 2028.

The total investment in the project over its lifetime is expected to be USD 70 billion, including necessary infrastructure, power generation facilities, data centers, and supporting structures.
