Maharashtra government has signed a Memorandum of Understanding (MoU) with Lodha Developers Ltd to develop a Green Integrated Data Centre Park in Palava, marking a major step in the state's digital infrastructure expansion. The project involves a proposed investment of INR 30,000 crore and aims to position Maharashtra as a hub for sustainable, large-scale data center operations.

Project Specifications and Location

The data center park will be spread across 370 acres in the Mumbai Metropolitan Region (MMR) with a planned capacity of 2 gigawatts. The facility is designed to host multiple leading international and domestic players, with Lodha Developers acting as the master developer while various data center operators set up their facilities within the park. The park will run on renewable and alternative energy sources as part of Maharashtra's commitment to sustainable digital infrastructure.

This initiative is expected to create nearly 6,000 direct and indirect jobs across the region.

Policy Framework and Government Initiative

The development comes a year after Maharashtra introduced its Green Integrated Data Centre Parks policy in October 2024. The policy specifically requires data centers, known for their high energy consumption, to run on renewable and alternative energy sources. As part of this programme, three such parks will be established across the Mumbai Metropolitan Region to meet the rising demand for digital infrastructure fueled by cloud computing, artificial intelligence, and the rapid adoption of digital services.

Maharashtra had earlier declared data centers a “thrust area” for industrial growth back in 2019, underscoring its commitment to attract investments into this sector. The latest partnership with Lodha Developers strengthens that vision while aligning with India's broader sustainability goals.

Company Leadership and Vision

Abhishek Lodha, MD & CEO of Lodha Developers Ltd, commented on the collaboration, emphasizing the company's focus on green growth. “The Green Integrated Data Centre Parks policy will not only create employment opportunities and boost the economy, but will also operate on clean and green energy sources, benefiting generations. At Lodha, we are aiming for net zero across our operations in the coming years and are committed to the success of this initiative,” he said.

Strategic Significance

The MoU underscores Maharashtra's ambition to emerge as a global destination for data center investments by combining industrial growth with sustainability, ensuring the state stays ahead in the digital economy. The project represents a significant step forward in Maharashtra's digital infrastructure development, positioning the state to capitalize on the growing demand for data center services driven by technological advancement and digital transformation across industries.
