KDDI Corporation and Telehouse International Corporation of Europe Limited have completed the purchase of the Inventory Estate in East India Dock, London, in a transaction valued at more than USD 294 million. The sellers were LaSalle Investment Management and Trilogy Real Estate.

The announcement was made on 29 October 2026.

Land to Support an AI-Ready Facility

The land acquisition will support a new high-density, AI-ready data centre as part of the expansion of Telehouse's existing London Docklands campus, which the company describes as the most connected data centre campus in Europe. The planned development will offer high-performance digital infrastructure, including high-density colocation services, low-latency connectivity, and AI-led workloads.

According to the announcement, the site's proximity to the existing campus offers the opportunity to add capacity at scale and to capitalise on the well-established connectivity ecosystem already operating there. It also positions Telehouse to meet future customer demand amid increasing constraints on land and power.

Power Secured for Phased Growth

A total of 65 MVA of power has been secured for the site. Telehouse said this provides a foundation for phased, long-term expansion of the development.

The company did not provide a construction timetable for the new facility in the announcement, though it did describe the building as set to be one of the largest facilities on the Telehouse London Docklands campus.

Part of a Wider UK Investment Programme

The purchase, Telehouse said, reinforces its long-term commitment to investing in the UK's digital infrastructure and the continued growth of the country's digital economy.

It follows the announcement of Telehouse West Two, a nine-storey data centre building currently in development at the Telehouse London Docklands campus. That building is due for completion in 2028.

Community Engagement in Tower Hamlets

As plans for the latest development progress, Telehouse stated that it will continue its longstanding, proactive engagement with local stakeholders and the wider Tower Hamlets community.

The company said its focus areas are sustainable development, local investment, and employment opportunities.

Executive Comment from Telehouse

Mark Pestridge, Managing Director of Telehouse Europe, described the purchase of the Inventory Estate as an important step in the long-term development of the London Docklands campus, which he called one of Europe's leading connectivity hubs.

He said the site provides space for future expansion to support customers' digital growth ambitions, including what he characterised as crucial innovation taking place across industries such as healthcare, education, and financial services.

Pestridge added that as demand for AI-ready infrastructure grows, the company remains focused on sustainable operations, community engagement, and creating opportunities in the local area.

Takayo Takamuro, Executive Officer, European Chief Executive and Board Director at Telehouse, said the acquisition supports the next phase of the company's growth and its commitment to supporting customers' AI ambitions.

She said the new data centre will be one of the largest facilities in the Telehouse London Docklands campus, reinforcing its role as the leading connectivity hub in Europe.

Seller Perspective on East India Dock Regeneration

Chris Lewis, Head of UK Transactions at LaSalle Investment Management, framed the sale in the context of work already carried out at East India Dock.

He said the extensive refurbishment works undertaken in partnership with Trilogy Real Estate to regenerate East India Dock into a world-class mixed-use innovation campus had paved the way for the next development on the Inventory Estate.

Lewis said LaSalle looks forward to watching the project's progress, as the Docklands are set to host an important AI-ready data centre, which he described as critical to powering London's tech sector.

Transaction Details

The transaction was completed between KDDI Corporation and Telehouse International Corporation of Europe Limited as purchasers, with LaSalle Investment Management and Trilogy Real Estate as sellers.

The reported value exceeds USD 294 million. Telehouse International Corporation of Europe Ltd. is registered in England under company number 2138407, with its registered office at Coriander Avenue, London E14 2AA.

The announcement did not disclose a start date for construction on the Inventory Estate, the planned capacity of the new facility beyond the 65 MVA of secured power, or details of the phasing of the expansion.
