EdgeCore Digital Infrastructure, a wholesale data center developer, owner, and operator, announced on October 28, 2026, the completion of a USD 521 million asset-backed securitization.
The company said proceeds will be used to refinance construction loans and fund future green data center development.
Deal Structure and Collateral
The issuance is backed by EdgeCore's fully stabilized SV01 data center in Silicon Valley, which comprises 36 MW of IT capacity and sits on the company's Santa Clara, California campus.
When combined with EdgeCore's inaugural ABS issuance from 2025, the new transaction more than doubles the company's financeable IT capacity, which now totals 62 MW. Both buildings are fully leased to the same high investment-grade hyperscale tenant.
The securitization is made up of designated green bonds. According to the company, they were issued in accordance with EdgeCore's Green Financing Framework and are aligned with the Green Bond Principles of the International Capital Markets Association.
EdgeCore said this reflects its continued commitment to sustainable development and operations practices.
Use of Proceeds
EdgeCore stated that the proceeds will go toward two purposes: refinancing construction loans and funding future green data center development.
The company did not detail specific projects in its announcement.

Executive Commentary
Julie Brewer, EVP of Finance at EdgeCore Digital Infrastructure, characterized the second ABS financing as a strong signal to the market.
"Today's announcement of our second ABS financing is a strong signal to the market that EdgeCore continues to deliver data center capacity with certainty despite industry-wide delays related to power delivery, supply chain activities, and capital deployment," Brewer said.
She added that "EdgeCore's exponential growth is supported by the strong financial backing of our owner, Partners Group, and our ability to raise funds through strategies such as this asset-backed securitization."
Fentress Boyse, Member of Management, Infrastructure, at Partners Group, said the platform has scaled considerably under the firm's ownership.
"Since Partners Group acquired EdgeCore in late 2022, the company has grown into a scaled hyperscale platform serving the world's largest cloud and technology companies," Boyse said.
He described the second ABS financing in as many years as a demonstration of "the quality of the contracted cash flows the team has built and the depth of capital available to support the platform."
Boyse also said the transaction is "a reflection of EdgeCore's uncompromising delivery record in tandem with its focus on sustainability, community engagement, and safety."
Underwriters and Advisors
MUFG led the transaction as sole structuring advisor. ING and MUFG acted as joint book-running managers, while First Citizens Capital Securities and Huntington Capital Markets served as co-managers.
On the legal side, King & Spalding served as counsel to EdgeCore and Partners Group, and Milbank served as counsel to the underwriters.

The company says its data center campuses are built at scale to meet key performance specifications, safety metrics, and sustainability objectives, and that it works with the communities in which it does business.
EdgeCore operates data center campuses in six North American markets and has plans to expand into new regions in 2026 and beyond.
