Terravista Developers Pvt. Ltd., whose registered and correspondence addresses are listed as Adani Corporate House in Ahmedabad, has proposed a 436 MW data center project in Pimpri Chinchwad, Pune, Maharashtra. The proposal covers two data center buildings, identified as ACXPNQ30 and ACXPNQ31, at Plot No. D-I-10/4 in the MIDC Industrial Area.
According to the environmental clearance application, the proposed project will have a total built-up area of 182,558.59 square metres on a plot measuring 102,269.98 square metres. The company has applied for fresh environmental clearance for the development.
Two Data Center Buildings Planned
The proposal includes two data center buildings, each comprising a ground floor and four upper floors. Each building will have a height of 46.28 metres, including service structures.
The development will also include supporting infrastructure such as a geographic information system (GIS) building, an MV room, a guard house, diesel pump panel rooms, a sewage treatment plant pump room and an organic waste converter room. The project estimates an occupancy of 436 people, along with 30 visitors.
Power Infrastructure and Backup Generation
The proposed data center project will have a combined connected electrical load of 436 MW, with 218 MW allocated to each building. The total demand load is estimated at 380 MW, or 190 MW per building.
The application identifies Maharashtra State Electricity Distribution Company Limited (MSEDCL) as the electricity source. The planned electrical infrastructure includes 98 transformers rated at 3,150 kW/3,500 kVA for each building, along with three 250 MVA, 220/33 kV transformers.
For backup power, the proposal includes 58 diesel generator sets rated at 3,000 kW for each building. The generator sets will provide backup electricity during power failures.

Water Consumption and Sewage Treatment
The project is expected to require 89 cubic metres of water per day during the dry season and 20 cubic metres per day during the wet season. During the dry season, the daily requirement includes 11 cubic metres for domestic use, 9 cubic metres of recycled water for toilet flushing, and 69 cubic metres for gardening, using recycled and fresh water.
During the wet season, the requirement will comprise 11 cubic metres for domestic use and 9 cubic metres of recycled water for toilet flushing, with no water allocated for gardening.
The proposal includes a sewage treatment plant with a capacity of 25 kilolitres per day. The project is expected to generate 19 kilolitres of sewage per day during operation.
Treated wastewater will be reused for toilet flushing and gardening. During the monsoon, the application proposes connecting 10 kilolitres per day to an external sewer line. The rainwater harvesting system will include two storage tanks, each with a capacity of 43 cubic metres, and 30 recharge pits.
Tree Management and Environmental Measures
The project record 1,126 existing trees at the site. Some trees may need to be cut or transplanted, subject to the required permissions. The proposal also includes planting indigenous tree species.
During construction, the company proposes sprinkling water to control dust, covering trucks transporting construction materials, managing traffic and installing noise barriers. High-noise construction activities will be restricted to daytime hours, according to the application.
The Project documents also identify existing industrial sheds covering 24,266.88 square metres for demolition, subject to the necessary permissions.
Solid Waste Management
The proposed project is expected to generate 112 kilograms of solid waste per day during operation. This includes 45 kilograms of biodegradable waste and 67 kilograms of non-biodegradable waste.
The proposed waste management system will process biodegradable waste through an organic waste converter. Recyclable materials will be sent to recyclers, while non-recyclable waste will be handed over to an authorised vendor.
Environmental Clearance Status
Terravista Developers Pvt. Ltd. has submitted an application for fresh environmental clearance for the proposed data center project in Pune. The submitted documents outline the planned buildings, power infrastructure, water requirements, and environmental management measures. They do not confirm that environmental clearance has been granted or specify a commissioning date.
Stay Ahead of India's Data Center Boom Before the Racks Go Live
Hyperscalers, colocation providers, and cloud operators are racing to secure land, power, and fiber across India, and the winners are the ones who spot opportunities first. But with hundreds of projects moving from planning to procurement to construction at once, relying on scattered news reports and word-of-mouth simply doesn't scale.
The Global Project Tracking (GPT) platform by Blackridge Research consolidates the entire data center development pipeline across the region into one intelligent dashboard, giving you early visibility into where the next megawatt-scale campus will rise.
Whether you sell cooling systems, power infrastructure, cabling, or construction services, access to verified project intelligence means you can engage decision-makers months before competitors even know the project exists.
