VIRTUS Wustermark Megacampus
The Wustermark campus is a 300 MW data center campus developed by VIRTUS Data Centers as a part of ST Telemedia Global Data Centres. This project is being developed with a cost of EUR 3 billion in the municipality of Wustermark, just 30 kilometres from the iconic Brandenburger Tor in Berlin.
This project will cover over 350,000 m2, and will become one of Europe's largest green data center facilities powered by renewable energy sources such as nearby windfarms. The project will consist of 9 data centers, a centralized N+1 online UPS plant with options like N, N+1, and N+N, with a PUE of 1.2. The project is currently under construction and is expected to become operational by 2026.
Argaman Group’s Frank Cube
The Frank Cube data center is being developed by Argaman Group with a capacity of 200 MW of IT capacity. This data center will be situated in Birstein, 60 km northeast of Frankfurt. The Frank Cube project is planned on 11 hectares in the Main-Kinzig district of the municipality.
The power will be supplied by 21 wind turbines located in Birstein. A gas-fired power plant will be used during the transition period until a complete renewable energy supply is ensured. Once operational, it is expected to be Germany's most powerful data center upon completion. The project is currently in the planning stage and is expected to be operational by 2028.
CyrusOne's FRA7
CyrusOne's FRA7 is a 126 MW data center strategically located on a 63,000 square meter plot at Frankfurt Westside. The project was initially announced in September 2023 and broke ground on 19th July 2024.
The project developer, CyrusOne, partnered with BEOS AG and Swiss Life Asset Managers for the development of the FRA7 campus. Back in May 2025, it also announced its partnership with E.ON to develop an on-site gas-fired power system at FRA7, which is expected to add 61 MW of capacity by 2029. The initial phase will have an 81 MW capacity, and later phases will add 45 MW capacity, totalling the IT load of the data center to 126 MW.
The FRA7 project is expected to have an investment of EUR 1 billion and will be fully capable of deploying 40 MW of waste heat to the campus heating network once the data center is fully operational. Both CyrusOne and BEOS have contracted to secure a 150 MVA utility power supply at 110 kV. The first phase of 9 MW of IT capacity is expected to be delivered in Q2 2026.

Virtus Berlin (1-4) Marinepark Campus
The Virtus Berlin (1-4) is a data center campus totalling an IT load of 57.6 MW. On 10th June 2025, Virtus broke ground for this campus in Berlin, Germany. This data center campus will feature four 14.4 MW buildings (Berlin 1-4) built out across 19,000 sqm of technical space.
Initially, Virtus Berlin 1 was announced in May 2023. Virtus also partnered with DATA2HEAT, a joint venture between Investa Real Estate and GASAG Group's subsidiary GASAG Solution Plus. This joint venture will utilize the waste heat generated by the data center to feed the local district heating network, heating approximately 5,000 households.
Berlin 1 campus is designed to support digital infrastructure for cloud computing and artificial intelligence. The campus will be 100% powered by renewable energy and is built to the uptime Tier III standard. The campus will have a PUE of less than 1.2. Virtus Data Centers (VIRTUS) and ST Telemedia Global Data Centers Group are building this project. On 4th July 2025, Virtus broke ground for Berlin 1, which is expected to come online in Q3 2026.
Colt's Berlin 1 and 2
Colt DCS is building two data centers with a combined IT capacity of 54 MW at 10 km east of Berlin. Spread across a 9.5-acre site, these two hyperscale data centers will meet the Tier 3 specifications and will support cloud and high-performance computing (HPC) workloads. An 80 MVA power supply contract has been acquired for the project, with the first phase (Berlin 1) expected to be operational by 2028.
Maincubes FRA04
FRA04 is a 40 MW data center located in Dietzenbach. It is planned at an IT area of 10,000 m2 / 108,000 ft2 and will feature high-density racks with 40 kW and more capacity, depending on the cooling technology, and will include n+1 for flexible cooling and power supply.
The data center will have four IT modules with two rooms each on two floors, and is designed to have a PUE less than 1.2. The cooling systems offer air, liquid, and hybrid cooling options, and the data center will have three independent house entries. This hyperscale data center is expected to be ready for service in 2029.
Colt DCS Frankfurt 3 Data Centre
The Frankfurt 3 Data Centre facility is a 32.4 MW data center project spanning a total area of 17,500 gross floor area. It will be situated in Sossenheim, the Frankfurt region. The Frankfurt 3 Data Centre is built to Colt Tier 3 specifications with 100% connectivity neutrality. It will have a PUE of 1.35 and will be powered by 100% renewable energy.
The project developed by Colt broke ground in June 2023, with foundations laid in March 2024. The concrete structure was completed in May 2024, with phase 1 delivery expected by the end of 2025. The project is currently under construction. The Frankfurt 3 data center will target cloud service providers, AlaaS, IaaS, PaaS, and SaaS providers.
