Project Overview
The Hyderabad Nagpur Industrial Corridor (HNIC) is an Industrial Corridor Project approved by the Government of India. It connects Hyderabad, the capital of Telangana, with Nagpur, the winter capital and third- largest city of Maharashtra, along National Highway 44. The corridor spans approximately 475 km, with the Telangana stretch covering 290 km from Hyderabad to the state's northern boundary in Adilabad district.
An influence area of approximately 50 km on either side of the NH-44 road and rail corridor encompasses the primary development zone, with a combined affected population of 40 million across both states.
The corridor is also strategically located in the influence area of the proposed North-South Dedicated Freight Corridor (DFC), which will run from Srinagar to Kanyakumari along the same NH-44 alignment, providing future high-capacity freight rail connectivity to corridor industries.
The corridor's sole active node under the NICDIT framework is the Zaheerabad Industrial Area in Sangareddy District, Telangana, approximately 80 km northwest of Hyderabad. The NICDIT Zaheerabad Industrial Smart City Limited SPV was incorporated on 14 February 2025, and EPC tendering for Phase 1 infrastructure is underway as of April 2026.
The broader HNIC feasibility study proposed 21 high-impact nodes along the corridor within Telangana to be developed as Integrated Investment Regions and Industrial Areas. However, the active NICDIT framework development as of April 2026 is limited to the Zaheerabad node.
HNIC also connects to the Hyderabad Bengaluru Industrial Corridor (HBIC), which is described as a bridge between the central and southern parts of the country.
Project Background
After Telangana's formation as a separate state in 2014, the new state government proposed the HNIC project. The sole purpose of this action was to drive industrial development in the historically disadvantaged northern districts, including Medak, Nizamabad, Karimnagar, and Adilabad.
The Department of Industrial Policy and Promotion (DIPP) sanctioned Zaheerabad as a National Investment and Manufacturing Zone (NIMZ) under the Congress-led UPA government in 2013. Land acquisition commenced, and the Telangana Government, through TSIIC, acquired approximately 3,100 acres. Environmental clearance from MoEF&CC was obtained later, following a public hearing held on 20 January 2021 for the full 12,635-acre area.
The NIMZ concept was revived and brought under the National Industrial Corridor Development Program framework between 2020 and 2024. The NICDIT Zaheerabad Industrial Smart City Limited SPV was incorporated on 14 February 2025, and EPC tendering for Phase 1 infrastructure is underway as of April 2026.
With the Union Cabinet's approval of 12 new industrial smart cities under the NICDP in August 2024, the Zaheerabad node gained project momentum. NICDIT recommended the project proposal on 18 July 2024. The SHA was executed on 6 December 2024, and the SPV (NICDIT Zaheerabad Industrial Smart City Limited) was incorporated on 14 February 2025.
By August 2025, 2,900 of the 3,200 required Phase 1 acres had been acquired, with tenders for infrastructure works expected to be finalized and project completion targeted within 18 months of contract award.
Hyderabad Nagpur Industrial Corridor Current Status
As of April 2026, the Hyderabad Nagpur Industrial Corridor (HNIC) is currently under active development and execution phase. As a part of India's National Industrial Corridor Development Program (NICDP), the revenue officials have completed surveys of 3,245 acres.
A Special Purpose Vehicle, NICDIT Zaheerabad Industrial Smart City Ltd, has been formed. EPC tenders were floated in August 2025. The corridor spans key sectors, including automobiles and electronics, to drive manufacturing growth.

Hyderabad Nagpur Industrial Corridor Route
The Hyderabad Nagpur Industrial Corridor runs along National Highway 44 (Old HN 7) and connects Hyderabad, the capital of Telangana, and Nagpur, the winter capital of Maharashtra. Out of a total 475 km stretch, the corridor spans approximately 290 km in Telangana State and runs between Hyderabad and the northern boundary of Telangana in Adilabad district.

Hyderabad to Medchal: The corridor begins at the Outer Ring Road (ORR) junction near Kompally, along Medchal Road (NH 44), passing IT hubs like Genome Valley and plotted development areas.
Medchal to Nizamabad: It covers industrial zones via Toopran, Boinpalli, and Kamareddy; includes Zaheerabad node (Sangareddy district, ~80 km from Hyderabad) as a Phase 1 priority, with a 3,245-acre activation area.
Nizamabad to Nanded: Covers ~150 km through Armoor, Balkonda, and Deglur, bypassing Kawal Tiger Reserve via planned greenfield expressway alignments between NH-44 and Rajiv Rahadari for smoother connectivity.
Nanded to Nagpur: Enters Maharashtra via Latur, Killari, and Yavatmal; ~250 km TOT-awarded stretch (251 km, Rs 6,661 crore) under NHAI maintenance, ending at Nagpur's MIHAN-SEZ cargo hub.

Project Scope
The following is the project scope of the Hyderabad Nagpur Industrial Corridor (HNIC):
Sectors Covered: The HNIC project puts a greater emphasis on automobiles, transport equipment, electronics, metal & non-metallic minerals, food processing, and manufacturing clusters for plug-and-play facilities.
Connectivity Improvements: Integrates nearby airports, City Gas Distribution (CGD) networks, and a proposed greenfield expressway parallel to NH-44 to achieve travel times of 4-5 hours.
Balanced regional development: Leverage the strengths of Hyderabad and Nagpur, the two important cities of the Deccan region, to enable balanced regional development across the intervening underdeveloped districts between them.
Infrastructure Development: It plans to develop multiple infrastructure facilities, including roads, bridges, water supply systems, drainage, Common Effluent Treatment Plant (CETP), Sewage Treatment Plant (STP), power distribution, and other trunk infrastructure via EPC contracts.
