Ascenty, the Latin American data center and connectivity joint venture between Digital Realty and Brookfield Infrastructure, has announced the signing of 150 megawatts of new agreements with global technology companies, committing $1.2 billion to construct four new hyperscale facilities across the São Paulo region of Brazil.
The contracts, struck with unnamed global hyperscalers, cover fully pre-leased capacity on a long-term basis and represent more than 40 percent of all capacity the company has built across its 15-year history. The expansion spans two existing campuses, Sumaré and Vinhedo, as well as a sixth facility in São Paulo city itself.
Sumaré 3: Latin America's First Purpose-Built AI Data Center
The centerpiece of the announcement is Sumaré 3, which Ascenty describes as the first facility in Latin America designed from the ground up to support large-scale AI workloads. Construction has already commenced at the company's existing Sumaré campus, with initial delivery scheduled for the second half of 2027.
The facility will offer 90 megawatts of initial capacity, with an expansion phase capable of adding a further 90 megawatts. The built area will cover 48,000 square meters.
Ascenty said the design incorporates direct-to-chip liquid cooling and a closed-loop cooling architecture intended to minimise operational water consumption, as well as infrastructure optimised for extreme power density and advanced compute environments.
The project is expected to generate approximately 600 jobs at peak construction and 120 permanent roles once the facility is operational.
Chris Torto, CEO of Ascenty, framed the project as part of a broader structural shift in the digital infrastructure market. "Artificial intelligence has driven a fundamental shift in the digital infrastructure market, and Ascenty is at the forefront of this new wave," he said. "We are building the infrastructure that will power the next generation of AI globally."

Vinhedo Campus Expands With Two Additional Facilities
The Vinhedo campus, which has been operational since 2019, is also receiving significant investment under the new contracts. Ascenty is expanding its existing Vinhedo 2 facility and constructing an entirely new building, Vinhedo 3, both of which will be fully dedicated to AI workloads.
The expansion at Vinhedo 2 will increase capacity from 50 megawatts to 80 megawatts. The new Vinhedo 3 facility will add a further 90 megawatts of capacity. Upon completion, the Vinhedo campus will support five large-scale operational data centers in total.
Ascenty described Sumaré and Vinhedo together as forming a high-capacity digital corridor in the Campinas region, which it characterized as one of Brazil's most important technology ecosystems, citing robust power availability, dense fiber connectivity, and proximity to São Paulo's enterprise and cloud demand base.

Sixth São Paulo Data Center Adds 20 Megawatts
Alongside the campus expansions, Ascenty announced the construction of its sixth data center in São Paulo itself. That facility will add 20 megawatts of capacity to serve growing cloud and AI demand from both hyperscale and enterprise customers in the region. No timeline for the São Paulo facility was provided in the announcement.
Scale of Commitment Underscores Regional Demand Surge
The combined 150 megawatts secured under these agreements represents a significant concentration of new investment into a single regional market. Ascenty currently operates or has under construction 40 data centers across Brazil, Chile, Mexico, and Colombia, all interconnected through a 4,000-kilometer proprietary fiber-optic network. The new contracts add to that portfolio exclusively within Brazil.
Torto pointed to Brazil's standing within the global data center development landscape as a driver of the investment. "Brazil is fortifying its position as one of the world's key hubs for data center development and operations, and the most mature market in Latin America," he said. "This expansion reinforces the country's strategic importance to our business."
Sustainability Positioned as an Infrastructure Requirement
Ascenty placed considerable emphasis on the environmental credentials of the new facilities. The company said its infrastructure is designed to achieve carbon-neutral certified operations and zero Water Usage Effectiveness through the use of closed-loop cooling systems across its data centers. The closed-loop architecture featured in Sumaré 3 is specifically cited as a mechanism to minimize water consumption at scale.
Torto described sustainability not as an optional feature but as a baseline requirement for next-generation AI infrastructure. "Our objective is to deliver high-performance AI infrastructure without compromising sustainability," he said. "This is a fundamental requirement for the next generation of digital infrastructure."
The announcement comes as hyperscale operators worldwide continue to seek pre-leased capacity in markets with reliable power supply and fiber infrastructure to support the rapid scaling of AI compute deployments.
