Construction Industry Trends in India

Rapid Urbanization

The government of India anticipates that more than 40% of the Indian population will be living in urban areas by 2023, up from 34% in 2022. This means the development of urban infrastructure has unprecedented demand.

Adoption of Green Building Solutions

Along with the growth of urban centers, the demand for power consumption will also rise. Cities would boost energy demand for powering buildings, making measures such as the revised Energy Conservation Building Code (ECBC), extremely important. The use of green building materials, and energy-efficient HVAC and lighting systems are at the forefront of the new paradigm.

Technology/AI Shaping the Industry

Cost efficiencies, faster construction, and higher quality are driving the implementation of techniques such as aluminum formwork, prefabricated buildings, building information modeling (BIM), etc.

Major sectors that contribute to the growth of the construction industry in India

Residential construction

The residential construction or real estate sector is a major contributor to the growth of the Indian construction industry. Besides growing demands for various housing units, the Indian government’s push saw a significant rise in affordable housing in India.

Moreover, the impeccable GDP growth in India has allowed the growth of the middle class supported by the easy availability of housing loan facilities have taken the growth trajectory of Indian real estate secretary to new heights.

Energy construction

With a target to become carbon-neutral by 2070, the government has pressed for altering the electricity generation sources from fossil-based to non-fossil-based energy resources. The government is already investing heavily in renewable energies like solar and wind across different parts of the country. The Bhadla Solar Park in Rajasthan - the world’s largest solar park is an example of that.

Even in green mobility, the government is providing substantial amounts of subsidies to new-age companies for developing EVs in India, including two-wheelers, three-wheelers, and four-wheelers. (check out the companies here)

Infrastructure construction

The infrastructure sector has obviously been the steer-wheeling force driving the Indian construction industry as well the Indian Economy. Both government entities as well private entities are investing heavily in infrastructure projects in India. The major project categories include rail infrastructure, road infrastructure (including bridges and tunnels), and water transport infrastructure projects such as the SAGARMALA Projects

Apart from civil infrastructure, the government is also boosting investment in strategic infrastructure such as the Chenab Bridge - world’s tallest railways bridge and all-weather connectivity tunnel in the Himalayan Mountains to connect strategically sensitive areas of Jammu & Kashmir to the mainland of India.

Industrial construction

The projects in this industry range from chemical and pharmaceutical plants to factories producing and processing metals and materials to landfills. A recovery in manufacturing and export activity, as well as an uptick in new manufacturing investment, are fuelling the growth in industrial construction output over the forecast period.

Commercial Construction

Hospitality and leisure buildings, workplaces, outdoor recreational spaces, retail malls, and other commercial structures all fall under this category. Rapid urbanization has an inherent impact on the growth of these sectors. Moreover, REITs are making it possible for retail investors to participate in funding infrastructures like data centers and office spaces.

Constructing Institutions

Educational and healthcare facilities, as well as institutional and research centers, and even places of worship, are all examples of the kinds of construction projects that fall under this category. Investment in health, education, and research projects will boost growth in the output of the institutional building sector during the forecast period. The Health and Family Welfare Department and the National Health Mission (NHM) both received funding for capital expenditures in the 2023–2024 union budget presented by the Union Finance Minister Nirmala Sitharaman.

An Overview of the Construction Industry in India

According to government estimates, the construction Industry in India is expected to reach USD 1.4 Tn by 2025 from USD 701.7 billion in 2022 at an estimated CAGR of 6%. With the government prioritizing infrastructure development, the time is most suitable for infrastructure investment in India.

Recently, in the budget 2025-26, the honourable Finance Minister Nirmala Sitharaman allocated INR 11.21 lakh crores for the infrastructure sector under the vision of Viksit Bharat 2047. This is further expected to boost the construction & infrastructure segment in India.

The creation of a USD 2.5 billion development finance institution called the National Bank for Financing Infrastructure and Development (NaBFID) to allow seamless access to fund infrastructure projects in India is a significant boost towards the cause. Furthermore, the government has allowed 100% FDI (Foreign Direct Investment) into many construction sectors like urban transport, water supply, and sewerage.

Future of Indian Construction Companies

The future of Indian construction companies looks bright for several factors, which are discussed below.

Infrastructural Growth

India is witnessing rapid infrastructural development across sectors such as roads, railways, airports, ports, and urban infrastructure. The government's focus on initiatives like Bharatmala, Sagarmala, Smart Cities Mission, and affordable housing schemes provides ample opportunities for construction companies to participate in large-scale projects.

Urbanization and Population Growth

With a burgeoning population and increasing urbanization, the demand for residential and commercial spaces is on the rise. Construction companies can benefit from the construction of new townships, residential complexes, office buildings, shopping malls, and entertainment centers to cater to the growing urban population.

Government Initiatives

The Indian government has been promoting policies and initiatives to boost the construction sector. Programs such as "Housing for All," "Make in India," and "Atmanirbhar Bharat" encourage domestic construction companies to expand their operations and contribute to the country's economic growth.

Foreign Investment

The resilient GDP growth and strongly growing emerging Indian economy are attracting foreign investors to invest in the country’s construction sector. Coupled with the ease of doing business and favorable government policies and business reforms, India is an attractive investment destination for global construction companies. Apart from that, Indian companies collaborate with their foreign peers to form joint ventures to share knowledge, expertise, and capabilities that mutually benefit each other.

Infrastructure Financing

The availability of infrastructure financing options, such as public-private partnerships (PPPs), infrastructure investment trusts (InvITs), and dedicated infrastructure funds, provides construction companies with the necessary financial support to undertake large-scale projects. These financing mechanisms ensure a steady flow of capital and reduce the burden on the government's finances.

Technological Advancements

Construction technology has been rapidly advancing, and the biggest construction companies in India are adopting technology-driven solutions like Building Information Modeling (BIM), robotics, drones, and modular techniques to deliver their services more efficiently. This has resulted in positive results such as enhanced productivity, reduced cost overruns, improved safety, and more importantly timely delivery of projects.

International Opportunities

Apart from their robust performances in their home country, Indian infrastructure companies have recently been expanding their presence globally. Their expertise in infrastructure development, engineering services, and construction project management is at par with some of the world’s largest EPC companies.
